Virtual staging

Furnish an empty or sparse room in the style you choose.

Buyers see how big the room is and how they'd live in it, instead of bare walls.

Virtual twilight

Turn a daytime outside shot into dusk — deep blue sky, glowing windows and porch lights.

The warm, lit-up dusk look that makes a listing stop the scroll.

MLS label: Digitally Altered

Blue sky

Swap a grey or overcast sky for a clear one on outdoor shots.

One cloudy day doesn't get to decide your listing's first impression.

MLS label: Digitally Enhanced

Enhance light & color

Brighter, balanced, true-to-life color, with light glare removed. Nothing in the room changes.

Dark corners and glare fixed, without changing a thing in the room.

Declutter

Remove personal items and clutter. Furniture and the room stay.

Clean counters and tidy rooms, without a weekend of packing first.

Honest by design

Better photos. Never a different house.

Buyers who feel misled by listing photos walk away at the showing. Every edit is built to make your home look its best — not to make it look like something it isn't.

Built to keep the room

The AI is instructed to keep walls, floors, windows, doors, fixtures, layout and camera angle exactly as they are. Staging adds furniture and decor — nothing structural.

Nothing gets hidden

The AI is told never to remove or repair cracks, stains, water damage or wear — or power lines, neighboring buildings and anything else a buyer should know about.

Every edit is labeled

“Virtually Staged”, “Digitally Enhanced” or “Digitally Altered” travels with the photo to your broker, as MLS rules require.

Your original is never replaced

Every edit is saved as a new version next to the original. Switch between them, or go back to the original, in one tap.

You review every edit

AI can make mistakes. Compare every edit with your original before you use it — you choose which version goes on your listing. AI occasionally changes something it shouldn't — a doorway, a light fitting, a house number — so check each result against your original, and only use photos that show your home as it really is.

AI virtual staging — common questions

What's included, what's allowed on the MLS, what the AI should and shouldn't change — and why you review every edit.

Is AI virtual staging free with Lone Star Flat Fee MLS?

Yes. AI virtual staging is included in Lone Star Flat Fee MLS's flat $99 listing fee at no extra charge. Each listing comes with about 35 AI photo edits, which you can use on virtual staging, virtual twilight, blue-sky replacement, light and color correction, or decluttering, all from the Photos step of your seller portal.

Can AI virtual staging make mistakes?

Yes, occasionally. The AI is instructed to keep every room exactly as built, and it usually does — but like any AI it can sometimes change something it shouldn't, such as removing a doorway or a light fitting, or altering a house number. That's why Lone Star Flat Fee MLS never replaces your original: you compare every edit with your original photo, and you choose which version goes on your listing. Only use an edit that shows your home accurately, apart from the added furniture or lighting.

Is virtual staging allowed on the MLS in Texas?

Yes, as long as it's disclosed and doesn't misrepresent the property. MLS rules require edited listing photos to be disclosed, so every AI edit made in the Lone Star Flat Fee MLS seller portal carries a label — “Virtually Staged”, “Digitally Enhanced” or “Digitally Altered” — and your broker notes which photos were edited when the listing goes on the MLS.

What AI photo edits can I make on my listing photos?

Lone Star Flat Fee MLS sellers can make five AI edits on any listing photo: virtual staging, which furnishes an empty or sparse room in one of six styles; virtual twilight, which turns a daytime exterior into a dusk shot with glowing windows; blue sky, which swaps a grey sky for a clear one; light & color, which brightens dark areas and removes glare; and declutter, which removes personal items while leaving the furniture. Each edit is made from your original, which is always kept.

Does AI staging change my home's walls, floors or windows?

It isn't supposed to. Every AI edit is instructed to keep the room exactly as built — the same walls, ceilings, floors, windows, doors, fixtures, layout and camera angle — and virtual staging should only add furniture and decor. AI can still get this wrong now and then, so check each edit against your original before you use it, and never use an edit that removes or repairs damage or changes the home itself.

What virtual staging styles can I choose from?

There are six virtual staging styles: Modern, Transitional, Farmhouse, Scandinavian, Traditional, Coastal. You pick one per edit, and you can stage the same room in more than one style to compare them before choosing which photo your listing uses.

How long does AI virtual staging take?

About 20 to 40 seconds per photo. The result appears next to your original as soon as it's ready, and you decide whether your listing uses it — there's no back-and-forth with a staging company and no waiting a day for files.

What photos work best for AI virtual staging?

Empty or sparsely furnished rooms work best for virtual staging, shot straight on with the lights on. Virtual twilight and blue-sky replacement are for exterior photos, and light & color correction helps any photo that came out dark or has glare. Declutter works on furnished rooms: it removes loose personal items and leaves the furniture in place.

Can I go back to my original photo after an AI edit?

Yes. AI edits never replace your original photo — each one is saved as a separate version. You choose which version your listing shows, and you can switch back to the original at any time from the Photos step of your seller portal.
