The Basics
Do I need a real estate agent to list on the MLS?
In Texas, only a licensed brokerage can submit a listing to the MLS. That's us. You pay a flat fee instead of a full 3% listing commission. We act as your listing broker — on the MLS Basic plan, you stay in full control of showings and negotiations.
Are you a real licensed brokerage?
Yes. YSL Enterprise LLC (DBA Lone Star Flat Fee MLS) holds Texas Real Estate Broker License #9013413-BB issued by TREC. Every listing is submitted under our broker license. You can verify at TREC.texas.gov.
How long does it take to go live on the MLS?
Once you complete all steps — including payment and signed documents — our listing team reviews your submission and posts it within 24 hours. You'll receive an email with your MLS number the moment it goes live.
Pricing & Commission
How does the 1.5% commission work on Full Representation?
You pay $150 today to get listed. If your home sells, 1.5% of the sale price goes to us as the listing brokerage. If it doesn't sell, you owe nothing beyond the $150. Most sellers also offer a buyer's agent commission (typically 2–3%) separately.
Do I have to offer a buyer's agent commission?
No — it's optional. The MLS no longer requires a buyer's agent commission offer following the NAR settlement rule change. That said, many sellers still offer 2–3% to attract more buyers. We can advise you on what's typical in your local market.
What does White Glove include that Full Representation doesn't?
White Glove is a true full-service experience: we handle showings directly, include a professional photo shoot, and coordinate open houses. The $3,000 flat fee covers everything — no commission at close, period.
Documents & Process
What documents do I need to sign?
Texas law requires a signed listing agreement and a wire fraud advisory at minimum. Depending on your package and property, we may also require a buyer representation disclosure and a lead paint disclosure for pre-1978 homes. All documents are sent electronically — sign from any device.
Can I cancel after I pay?
Yes. If your listing has not yet been submitted to the MLS, you can request a full refund. Once the listing is live, refunds are not available for the flat fee — but you can cancel (withdraw) the listing from the MLS at any time at no additional charge.
After You List
What if a buyer's agent brings an offer — do I have to work through them?
Yes — all buyer's agents have a fiduciary duty to their client. On MLS Basic, you receive offers directly and negotiate on your own. On Full Representation, your assigned agent handles all communication with the buyer's agent on your behalf.
Can I add professional photos later?
Yes. Add the professional photo package at checkout or contact us after your listing goes live. We'll schedule a photographer and update your MLS photos within 3 business days.
