Texas flat fee MLS pricing questions

How much does flat fee MLS cost in Texas?

Lone Star Flat Fee MLS lists a Texas home on the MLS for a flat $99, priced by listing type (residential, rental, or land). There is no percentage commission on the listing side and no success fee at closing. A traditional Texas listing agent charges about 3% instead — roughly $9,900 on a $330,000 home.

Are there hidden fees or anything due at closing?

No. The flat $99 listing fee is paid once, up front, and nothing further is owed to Lone Star Flat Fee MLS at closing. Optional add-ons (professional photography, a yard sign, a lockbox, or hourly agent consulting) are priced separately and only charged if you choose them.

Do I have to offer a buyer's agent commission in Texas?

No. Since the NAR settlement took effect in August 2024, Texas sellers are no longer required to offer buyer-agent compensation through the MLS. You can offer nothing, a flat dollar amount, or a percentage. Many sellers still offer 2–3% because buyer agents prioritise homes that compensate them, but the choice is yours and it is separate from the flat listing fee.

What is included in the flat fee?

The flat $99 covers your listing posted to your local Texas MLS by a licensed broker, syndication to Zillow, Realtor.com, Redfin and Trulia, AI staging on your photos, an AI-written listing description you approve, and your Texas disclosure paperwork prepared for you. It does not include a CMA, agent consulting hours, or hands-on representation — those are separate paid services.

What if I want an agent to handle offers and closing?

Two upgrades are available. Full Representation adds a licensed Texas agent who works for you, the seller, and handles offers, negotiation and closing for the same flat listing fee today plus 1.5% of the sale price at close — paid only if the home actually sells, and not paying the buyer's agent. White Glove is $3,000 flat and covers everything including showings and professional photos, with zero commission at close.

Can I cancel my Texas MLS listing?

Yes. There is no long-term contract and you can withdraw your MLS listing at any time at no extra charge. The flat listing fee pays for getting and keeping your home on the MLS; it is not contingent on a sale, and it is not refundable once the listing is live.
