What the flat fee covers

A leasing agent typically charges half to a full month's rent to do the same listing work. Here it's one fee, paid once.

  • Your rental on the MLS, listed by a licensed Texas broker
  • Shown on Zillow, Realtor.com, Redfin and Trulia through MLS syndication
  • A rental description written for you, which you approve before it goes live
  • Photo edits and virtual staging for empty rooms

Frequently asked questions

How much does it cost to list a rental on the MLS in Texas?

$99, paid once per rental listing. There's no percentage of the rent and no leasing commission owed to us when the home is leased. Tenant screening and lease preparation are optional extras.

Can I rent out my house without a leasing agent?

Yes. You need the listing to reach tenants and their agents, which is what the MLS does. We list it as a licensed Texas broker; you decide who to rent to and on what terms.

Where will my rental show up?

On your local Texas MLS, and from there on the sites that pull MLS rental listings, including Zillow, Realtor.com, Redfin and Trulia.

Who shows the property and handles applications?

You do, or your property manager. Prospects and their agents contact you directly. If you'd like help, our tenant screening service gives you an online application and walks you through every applicant's report.

Do I have to pay a tenant's agent?

That's your choice. Some landlords offer a leasing fee to the tenant's agent to attract more applicants; you decide whether to offer one and how much.

Is this property management?

No. We list your rental and can help you screen applicants and prepare the lease. We don't collect rent, handle maintenance or manage the property after the lease is signed.
