When You Want A Pro

A Texas agent.
Not a 3% bill.

Not everyone wants to run their own sale — and you don't have to. Hand it to a licensed Texas agent for a flat 1.5%, or go fully hands-off for a flat $3,000. Same representation. Half the traditional cost.

The Math

Same service. Half the listing fee.

On a $400,000 Texas home, the traditional listing side runs about $12,000.

Traditional Agent

$12,000

3% listing commission

Full Representation

$6,000

flat 1.5%, paid at close

White Glove

$3,000

flat, no commission

All three figures are what you pay your own agent. If you choose to offer something to the agent who brings a buyer, that is separate in every case.

What Your Agent Does

Everything a listing agent does.

We take the calls

When buyers, their agents, or anyone asking to see the house calls, they reach your agent — not you. No more interruptions at dinner.

We do the paperwork

The Texas contracts and legal disclosures are filled out and double-checked for you, so nothing gets missed.

We negotiate for you

When an offer comes in, your agent explains what it really means, then negotiates the price and any repair requests for you.

We stay with you to closing

From signed contract to handing over the keys, your agent keeps the title company, inspection, deadlines and final walkthrough on track.

Go White Glove

The 1.5% pays your agent — the one working for you. It does not pay the agent who brings a buyer. Whether to offer that agent anything is a separate choice, and it's yours.

Full Representation — common questions

What the 1.5% covers, who your agent works for, and how it compares with White Glove.

Does the 1.5% Full Representation commission include the buyer's agent?

No. The 1.5% on Lone Star Flat Fee MLS's Full Representation plan pays your own agent only — the licensed Texas agent who works for you, the seller (also called the listing agent). It does not pay the buyer's agent, the agent who works for the person buying your home. Since a national settlement involving the National Association of Realtors took effect in August 2024, offering a buyer's agent anything is optional for Texas sellers: you can offer nothing, a flat amount, or a percentage, and whatever you agree to is separate from the 1.5%.

Who does the agent work for on Full Representation?

You, the seller. On Full Representation, a licensed Texas agent with Lone Star Flat Fee MLS (Texas broker license #703347-B) works for you under your listing agreement. Their job is to get you the best price and terms: they receive every offer, explain it to you, negotiate the price and any repair requests, and keep the sale on track through closing. The buyer has their own agent or speaks for themselves.

How much does Full Representation cost in Texas?

Full Representation costs the same flat $99 listing fee up front plus 1.5% of the sale price at closing, and the 1.5% is owed only if your home sells. On a $400,000 home that is $6,000 at closing, compared with about $12,000 for a traditional 3% listing commission. Both figures are what you pay your own agent. If you choose to offer something to the agent who brings a buyer, that is separate.

What do I owe if my home doesn't sell on Full Representation?

No commission. The 1.5% on Full Representation is paid at closing out of the sale proceeds, so if your home never sells, the only cost is the flat $99 listing fee you paid up front.

Who answers calls from buyers and buyer's agents on Full Representation?

Your agent does. On Full Representation, calls from buyers and their agents, requests to see the house, and questions about it go to your licensed Texas agent instead of your personal phone. On the concierge flat-fee listing, those calls come to you directly.

Should I choose Full Representation or White Glove?

It mostly comes down to your price. White Glove is one flat $3,000 fee paid up front, with no commission at close, and adds showings handled for you and professional photos. Full Representation is the $99 listing fee plus 1.5% at close, owed only if the home sells. Above a sale price of roughly $190,000, White Glove costs less; below it, Full Representation does — and because its 1.5% is only owed on a sale, it is the lower-risk choice if you're unsure the home will sell.

Can I add Full Representation after my listing is live?

Yes. You can start with the concierge flat-fee MLS listing and upgrade to Full Representation any time before you accept an offer. From then on, a licensed Texas agent works for you and handles offers, negotiation and closing for 1.5% at close.
